Compliance and lease management · UK commercial property

Every property, every lease, every certificate — one place.

Tap Comply tracks what each building needs, who is responsible, when it is due and what proves it — across every business you run — and takes a lease from offer to signature without leaving the system.

The Tap Comply dashboard: compliance across every business, with what needs attention first

Know what's due

Set a requirement once at the estate or the building and every unit beneath inherits it. No duplicate rows, no spreadsheet of spreadsheets.

Prove it

Certificates with expiry dates, weekly call-point tests with a rotation, failures that become issues, and an audit trail nobody can edit.

Let it, sign it, keep it

Offers, heads of terms, the 1954 Act contracting-out steps with the dates worked out, e-signature with a witness, and the tenant's own secure portal.

How it works

Four steps from an empty account to a portfolio under control

  1. 1

    Add your businesses and properties

Each company you manage premises for, its sites, and the buildings, floors and units within them — as deep as the estate really goes.

  2. 2

    Answer the set-up questions

Does the building have a lift? A gas supply? A sprinkler system? Tap Comply suggests the requirements that follow, and you accept, adjust or decline each one.

  3. 3

    Record what happens

Upload a certificate, book an inspection, log the weekly fire-alarm test. Reminders go out ahead of every due date; failures open issues automatically.

  4. 4

Send an offer, sign the lease

The prospective tenant gets an offer through a secure link; the lease follows with the contracting-out procedure built in; everyone signs online.

Compliance

One requirement, inherited by everything beneath it

Buildings insurance belongs to the estate. A fire risk assessment belongs to the building. An electrical certificate belongs to the unit. Tap Comply holds each where it belongs and shows every unit what covers it — so a landlord with twenty offices sees one fire risk assessment, not twenty copies.

Leases

From offer to a live lease, with the law built in

Record a tenant, send an offer, agree the terms. When a lease is to be contracted out of the 1954 Act, the warning notice, the waiting period and the declaration route are a guided process with the dates computed for you. Break dates, rent reviews and expiries become reminders.

Signatures

Signed online, witnessed where a deed needs it

Each signatory gets a secure link and a one-time code. Deeds get a witness step. The signed lease is stamped, sealed and stored with a certificate of who signed what, when, and against which exact document. Prefer DocuSign? Switch it on and nothing else changes.

Reporting

Every business on one dashboard

Compliance scores, overdue items, expiring certificates, leases ending, occupancy — across all your businesses or one at a time. Ten reports export to CSV; a property's compliance pack becomes a PDF for an insurer, auditor, agent or buyer.

Built for UK law

The contracting-out procedure, done properly

Excluding a business lease from the Landlord and Tenant Act 1954 has a fixed form: a warning notice to the tenant, a waiting period before the lease can bind, and the tenant's declaration — simple or statutory, depending on timing. Tap Comply runs the sequence, computes the dates, generates the paperwork and refuses to let a lease complete early. England and Wales, Scotland and Northern Ireland are handled as the different rule sets they are.

Trust

What we can promise today

Your data stays in the UK

Hosted in London (AWS eu-west-2), with nightly backups kept for 30 days.

Separated by design

Every customer's data is isolated at the database level, not just by the application. Cross-account access is impossible by construction.

An audit trail you can't rewrite

Every change is recorded with who, when and what. The record is append-only and its daily digest is verified.

Yours to leave

Export any report as CSV. Monthly plans have no lock-in contract.
