Signed online, witnessed where a deed needs it
When the lease is ready, each signatory gets a secure link. They open the exact document, prove their email address with a one-time code, and sign. A deed gets a witness step. The result is a stamped, sealed copy with a certificate of who signed what, when, and against which bytes.

The right execution for each party
A company signing by a director and a witness, by two directors, by a director and secretary; an individual with a witness; an attorney; a partnership. Each party's method sets the wording in the document and the steps in the signing.
Secure links, one-time codes
No account needed to sign. The link is bound to the person it was sent to; a one-time code to their email proves it is them; the link closes when they have nothing left to do.
Witnesses, done properly
A signatory who needs a witness nominates one. The witness confirms the statement, their presence and their details, then signs. Two signatures, one record.
A signing order you set
The tenant first, the landlord last — or the other way round. Each stage is invited when the one before it is complete, with reminders for anyone who has not yet signed.
The certificate of signing
Who signed, in what capacity, when, from where, against which document and which consent wording — built from the evidence, appended to the signed lease, and kept with it.
DocuSign, if you use it
Switch it on and leases are sent through DocuSign instead, with the same record kept here. The 1954 Act waiting period still applies: no lease completes early whichever engine signs it.
