Tap Comply is compliance and lease management for UK commercial property. It is for the owner of a business park, the operator of a mixed-use building, the managing agent with a dozen clients' sites, and the operator running several trading businesses under one roof — and, within those organisations, for the person who has to know what every building needs, whether it has been done, and what proves it.

It began with a spreadsheet. Most estates have one: a tab per building, a row per certificate, a column of dates that someone promises to check. It works until it doesn't — a lease renewal missed, a fire risk assessment that quietly expired, a tenant's insurance certificate nobody asked for — and then it costs far more than it ever saved. Tap Comply replaces the spreadsheet with a single record of the estate: the businesses, the properties within them, the obligations each carries, the leases that let them and the people who sign.

Two ideas run through it. The first is that a requirement belongs at one level and is inherited below it: buildings insurance at the estate covers every unit, a fire risk assessment at the building covers every office, and nothing is copied downwards to drift out of date. The second is that the record must be trustworthy: every change is written with who, when and what, the record is append-only, and the signed lease and its certificate are sealed the moment they exist.

What Tap Comply does not do

Tap Comply administers compliance and lease paperwork; it does not give legal advice. It computes the dates the law sets, generates the documents a procedure requires, and refuses to let a step happen out of order — but whether a lease should be contracted out, what a rent review should say, or how an obligation applies to your circumstances are questions for your adviser.
